What Septic Services Do Mount Dora Homes Need?
Mount Dora mixes historic downtown homes, lakefront lots and newer homes on the edge of town. That gives us 4 main jobs here: pumping, deep cleaning, new drain fields and repairs. Each one below links to a full page.
Pumping Schedules for Mt Dora Tanks
Our septic tank pumping Mt Dora visits remove the sludge and scum before they reach the field. A 1,000 gallon tank in a home of four needs this about every 3 years. One or two people can often go 4 or 5.
What about going 20 years without a pump out? A few tanks survive it, but most fail first. Solids drift out of the tank and clog the field, which turns a routine visit into a big repair. We measure your sludge layer each time, so you know exactly where you stand.
Deep Tank Cleaning in Mt Dora
A septic tank cleaning Mt Dora job goes past a standard pump out. The crew breaks up hard sludge, washes the walls and rinses the outlet filter. With the tank empty, we inspect the baffles and inlet pipe for cracks. Older downtown tanks often need this deeper service first.
Drain Field Installation in Mt Dora
Every drain field installation Mt Dora owners need starts with a soil test and a Lake County permit. Florida does not allow a new or replacement field without one. The health office reviews the design and inspects the trenches before they are buried.
How deep does a field go? In Florida, the bottom usually sits no more than 30 inches below the finished yard. The cover must stay at least 6 inches thick after it settles. Sandy hilltop lots often take a standard trench. Low lakefront lots may need a raised field on clean fill.
Can you build your own? An owner may work on the single family home they live in. The same permit, soil test and inspections still apply.
Repairs and Pumps
We replace broken baffles, cracked lids and worn outlet filters. On raised systems, we test and replace pumps, floats and alarms. When an alarm sounds, use less water and call.

Is Mount Dora on City Sewer or Septic?
Both. The City of Mount Dora runs its own sewer system with two treatment plants. Plant No. 1 serves the area west of Old US 441. Plant No. 2 sits near SR 46 and US 441. Many neighborhoods are connected, while older lots and land outside city limits still use septic.
The city’s wastewater office is at 401 Limit Avenue, and its phone is 352-735-7151. Check your bill too. A city sewer line item means your home is already hooked up.
Why Are Some Mount Dora Homes Getting Sewer Notices?
In late September 2026, the city began mailing connection notices to about 19 properties served by Plant No. 1. An earlier council estimate had put the number near 90. The city narrowed it to homes within about 200 feet of a gravity sewer line. Slope mattered too, because some lots cannot drain to the line by gravity.
The rule comes from state law, not a new city rule. Florida Statute 381.00655 requires a working septic home to connect within 365 days of written notice. The clock starts when the notice is issued.
What will it cost? City documents estimate about $20,000 per property, depending on the site. That includes a $7,795 sewer impact fee and about $12,000 for permits and plumbing. City fees can be spread over up to 2 years in equal payments. The private plumbing work is not part of that plan. As of late September, the city was still reviewing grant options.
Owners who miss the deadline could face fines from the state and the health department.
What Do You Have to Do With the Old Tank?
Stop using it once your home connects. Then the tank must be properly abandoned. A licensed crew pumps it out, then crushes and fills it or takes it out. A permit and a final check close the job. We can handle the pump out and abandonment so it is done right the first time.

What Septic Rules Apply in Mount Dora?
Mount Dora sits near the edge of the Wekiwa and Rock Springs cleanup area. The city is a named partner in that state plan. It has no assigned nitrogen cut of its own. Lake County, however, must cut about 2,236 pounds of nitrogen a year by 2038. The 2025 draft plan also calls for enhanced treatment on small springs zone lots by 2038.
New systems also face House Bill 1379, passed in 2023. It targets lots of 1 acre or less in cleanup areas. Without sewer nearby, a new system there must cut nitrogen. The state septic code itself is Chapter 62-6, under FDEP.
What about a county ban? In 2025, Lake County drafted a ban on new and replacement conventional systems. The county board voted it down in July 2025, so standard systems are still allowed on many lots.
Can Mount Dora Area Homes Use the County Septic Removal Program?
Some can. Lake County replaces old tanks with small treatment units that operators monitor remotely. The install is covered while funds last, and owners pay $56.65 a month after that. To qualify, a home must sit in unincorporated Lake County inside a state cleanup area. Homes inside city limits on city sewer do not qualify.

How Do Lake Dora, Lake Gertrude and Lake Beauclair Affect Septic Systems?
Mount Dora rises on sandy hills above Lake Dora, Lake Gertrude and Lake Beauclair. The Dora Canal links the lakes to the north. Up on the hills, sand drains fast and fields usually work well. Down by the water, the water table can sit close to the surface.
State rules keep drain fields at least 75 feet from lakes and private drinking water wells. On narrow lakefront lots, that can push the field up the slope or onto raised fill. After big storms, go easy on water and wait for the yard to dry before pumping.
Where Do Mount Dora Owners Get Septic Permits?
From the Florida Department of Health in Lake County. Its environmental health office is at 320 W Main Street in Tavares, about 5 miles west. Call 352-253-6130 during office hours or 352-729-1754 after hours. Fees are not posted online, so call for current amounts.

Which Signs Say a Mount Dora Tank Needs Service?
Slow drains across the house are the usual first clue. Toilets that gurgle, sewage smells near the lid and wet, green grass over the field follow. If water backs up into a tub, stop using water and call.
How Much Does Septic Work Cost in Mount Dora?
The job, the tank size and access all shape the price. Narrow downtown lots and buried lids add time. A new field costs more on a lake lot that needs fill or a pump. You get a written price from us before work starts.
