Windermere Septic Company for Lake and Town Homes, FL
Most homes in the Town of Windermere still run on septic. We keep those systems working. We serve lakefront estates on the Butler Chain and older homes on dirt roads near Main Street. We pump, clean, repair and replace tanks, fields and pumps. We also file the Orange County permits, just up Maguire Road in Ocoee.
What Septic Services Do Windermere Homes Need?
Few towns near Orlando rely on septic as heavily as this one. So we see every kind of job here. That means pumping, deep cleanings, field repairs, pump swaps and full tank replacements. Each one links to a full service page if you want more detail.
Windermere Septic Tank Pumping
Most homes need a pump out every 3 to 5 years. A family of four on a 1,000 gallon tank lands near 3. Large lake homes with guest suites and pool parties fill tanks faster than the bedroom count suggests. Those homes often do better on a 2 or 3 year cycle.
We measure the sludge and scum on every visit. Your next date comes from that number, not a guess.
Windermere Septic Tank Cleaning
A deep cleaning goes past a standard pump out. Our septic system cleaning in Windermere breaks up hardened sludge, rinses the tank walls and washes the outlet filter. We also inspect the baffles and inlet pipe while the tank is empty. Older tanks that went years without service usually need this first.
Windermere Septic Drain Field Care and Repair
Your field does the real cleaning. It spreads tank water into the soil, where bacteria break it down. With good care, many fields last 20 years or more. Lots near the lakes often wear out sooner, because the water table sits close to the surface.
How can you tell a field is going bad? Look for soggy grass, a sewage smell or drains that slow after rain. Most Windermere septic drain field repair jobs start with a test dig. Sometimes a few new lines fix it. Other times the whole field needs to move or rise.
Windermere Septic Pump Replacement
Homes with raised fields or long runs to the field use a pump. Many pumps last about 7 to 10 years, but floods and power surges can cut that short. When the alarm sounds, use less water and call us.
Every septic pump replacement Windermere homes need includes a float, wiring and panel test, not just a new pump. Can you swap a pump yourself? It means working in a tank full of sewage gas next to live wiring. We do not recommend it, and a wrong part can flood the field.
Windermere Septic Tank Installation
Old steel and cracked concrete tanks still turn up around town. A full Windermere septic tank installation starts with a soil test and an Orange County permit. New tanks must be state approved, and most have two chambers and an outlet filter. On small lots, the state may require a nitrogen reducing design. We explain the options for your lot before any digging starts.
So why does this one small town need so much septic work?

Is Windermere, FL on Septic or Sewer?
Mostly septic. The town says over 80% of its homes are on septic. That includes lakefront lots and homes in the lake basins. A 2024 town report put the count at 1,143 tanks. There is no town sewer system today.
That may change. On April 9, 2024, the Town Council approved a $373,830 study by Kimley-Horn. It looks at moving those tanks onto Orange County Utilities sewer. State money covered it, and the study was due in about 18 months. As of October 2026, no final plan or vote has been made public.
When Could Windermere Homes Connect to Sewer?
No date is set yet. A study comes first, then design, funding and construction. That process usually takes years. Once a sewer line does reach your street, Florida law gives you 365 days to connect after written notice. If your system needs a repair at that time, the window is 90 days.
For questions about the study, call Windermere Town Hall at 407-876-2563.
Until then, the lakes shape how every system here should be cared for.
Why Do Lake Lots on the Butler Chain Need Extra Septic Care?
The town sits on a strip of land between Lake Down and Lake Butler. Both are part of the Butler Chain of Lakes. The town says it is surrounded by Outstanding Florida Waters. That is the state’s highest protection level for lakes and rivers.
Close water means a high water table. A drain field needs dry soil below it to clean wastewater before it reaches the ground water. When the soil stays wet, partly treated water can move toward the lake. That is why many lakefront fields here are raised with fill.
Wells add another layer. Many homes here still draw water from private wells. The town’s water plan aims to cut the number of wells around the lakes. Until then, Florida rules keep a drain field at least 75 feet from a private drinking water well. Fields must also stay 75 feet from lakes and other surface water.
Those distances decide where a new field can sit on a lake lot. On a narrow lot, they can push the design toward a raised or nitrogen reducing system.
Where Do Windermere Owners Get Septic Permits?
Septic permits here come from the Florida Department of Health in Orange County. Its new Ocoee office opened on August 3, 2026, at 475 Story Road, Suite 1. Head north on Maguire Road and you are there in minutes. The main office is at 1001 Executive Center Drive in Orlando. Both share one phone line, 407-858-1497.
Orange County does not post its septic fee list online, so call the office for current amounts. We file permits for our customers and book the county inspection.
What Septic Rules Apply in Windermere?
Florida’s septic rules are in Chapter 62-6 of the state code, managed by FDEP. The 2023 state law, House Bill 1379, covers new systems in state cleanup areas. On lots of 1 acre or less, a new system there must reduce nitrogen when sewer is not available.
Orange County’s springs rules do not reach Windermere. The Wekiwa springs zone covers parts of Apopka and Ocoee instead. That also means the county’s $10,000 septic upgrade grant does not apply here.

What Signs Point to Trouble on a Lake Lot?
Slow drains in more than one room come first. Gurgling toilets, sewage smells near the lid and wet patches over the field follow. On lake lots, watch for green, fast growing grass between the house and the water. If a pump alarm sounds, cut back on water and call.
A quick call often turns a field replacement into a simple pump out.
How Much Does Septic Work Cost in Windermere?
The job, the tank size and access set the price. Long driveways, gated estates and lids under pavers add time. Lake lots that need fill, a pump or a nitrogen reducing unit cost more to build.
Does homeowners insurance cover septic replacement? Usually not when a system wears out with age. Some policies cover sudden damage, like a tree falling on the tank. Check your policy before you file a claim. We give every customer a written price before work begins.

Mostly septic. The town says over 80% of its homes use septic tanks, about 1,143 in all. A study on moving them to Orange County sewer began in 2024. No timeline has been set.
How Long Does a Drain Field Last Near the Lakes?
Often 20 years or more with regular pumping. Lakefront fields can fail sooner because of the high water table. Keep roof water, cars and heavy pool gear off the field to help it last.
Can I Replace My Septic Pump Myself?
We advise against it. The work means handling sewage, gas and live wiring in a tight space. A pump that is too weak or too strong can also damage the field.
Does Homeowners Insurance Cover Septic Replacement?
Most policies do not cover a system that fails from age or wear. Some cover sudden damage from a covered event. Read your policy or call your agent before any work starts.
Do I Need a Permit to Replace a Septic Pump in Windermere?
It depends on the job. A like for like pump swap is often treated as routine service. Changes to the design need a permit from the Orange County health office. We check before we start.
Can I Get the Orange County Septic Grant in Windermere?
No. The county’s $10,000 grant only covers homes in the Wekiwa springs zone. Those homes must also sit in Orange County Utilities sewer territory. This town is outside that zone.
